The role of the Facility Manager
The Facility Manager is ,according to European regulation 15221/4, is responsible for the spaces and infrastructures (also properties) and the people and the organization.
It is responsible for everything related to the day-to-day running of the building or offices, although it can already be present from the planning stage. This implies that they are aware of the maintenance, that is to say, that all the bulbs work, that the temperature is correct, also the cleaning or that all the workers have everything necessary to carry out their work.
In other words, the Facility Manager has a budget for the management of the building (or properties) and has to make them efficient, keep them in good condition and guarantee quality of service.
With BIM, the Facility Manager can manage all tasks and have all areas controlled. For example, if a light bulb fails, the FM can know where, but also who is in charge of that area, where the spare is, who was the supplier and the budget to change the bulb.
What are the services offered by the Facility Manager?
- Strategic and support management: elaborates budgets and follows up, manages the information.
- Real estate management: tax management, property management, building control, permits, law enforcement, inspections, …
- Environmental management: take charge of energy management and waste. Also take into account the health and safety plans of the building.
- Service management: contracting services, tendering, contracts, supplier search and job tracking.
As you can see, the Facility Manager task encompasses many fields and depends on the size you will perform some functions or others. However, it is a figure that over the years has been gaining relevance.
